What drives mini-split installation cost
The biggest cost lever is the number of zones. Each extra indoor head adds its own equipment cost plus a line set, wall penetration and labor. After zones, the main drivers are:
Capacity (BTU): larger units cost more, but only modestly per BTU.
Efficiency (SEER2 / HSPF2): cold-climate, high-efficiency models carry a premium but qualify for more rebates.
Line-set length and routing: long runs, attic work and exterior line covers add labor.
Electrical: a new dedicated circuit or panel upgrade can add hundreds to thousands of dollars.
How the sizing works
We multiply your area by a climate factor (about 19–24 BTU per square foot), then adjust for insulation quality and sun exposure. The result is split across your zones and rounded up to the next standard size (6k, 9k, 12k, 15k, 18k, 24k, 30k or 36k BTU).
Tip: get at least three quotes and ask each installer for their load calculation. If one quote is sized far larger than the others, ask why.

How much does a mini-split cost installed?
Most single-zone ductless mini-splits run roughly $3,000 to $8,000 installed. Multi-zone systems commonly land between $8,000 and $20,000 depending on the number of indoor heads, line-set lengths and electrical work.
What size mini-split do I need?
A common starting point is 20 BTU per square foot in mixed climates, adjusted up for cold or hot regions, poor insulation and sunny rooms. A 500 sq ft room usually needs about 9,000–12,000 BTU. A contractor load calculation (Manual J) is the final word.
Is a bigger mini-split better?
No. An oversized unit short-cycles: it cools the air quickly without removing humidity, wears out faster and wastes energy. Pick the smallest size that meets your load.
Can I install a mini-split myself?
DIY pre-charged kits exist and can cut labor cost, but most manufacturer warranties require professional installation, and refrigerant and electrical work may need licensed trades and permits in your area.
